A CLEARLY OUTLINED BUYER PROCESS
1. INITIAL CONSULTATION: Our initial consultation is designed to explore and understand your needs as a Buyer, as well as to gain a deeper understanding of who you are and what is important to you. The real estate buying process is a relationship built on trust from both the Buyer and the Real Estate professional. This is typically one of (if not THE) largest investment you will ever make – we understand this as professionals and our goal is to ensure every step is followed carefully to ensure a smooth transaction from our first meeting to when you get the keys to your new home! We have all clients sign Buyer Representation Agreements and provide them with a Real Estate Council of Ontario (RECO) Information Guide so that you know we have an ethical and legal obligation to put your needs first and always do what is right for our Buyers. This also gives us the ability to search for “off-market” homes for you through our Home Search Commitment to give you the best opportunity to find the home of your dreams!
2. PRE-APPROVAL (THE MOST IMPORTANT STEP): The MYLIE Group Real Estate Team understands that this FULL pre-approval (or PA) is the most important step to take before looking at homes. A full PA involves a Lender not only taking an application over the phone or internet, but also reviewing supporting documents and giving us a complete understanding of your financial picture. This allows us to have complete confidence moving forward as we begin the process of helping you to purchase your next home. Without this step, you’re walking blindfolded through a maze! Having a full PA removes the blindfold, and having the right Buyer Specialist on your side is like having a map.
3. DETERMINE IDEAL PRICE RANGE AND UNDERSTAND THE NUMBERS: Once you have a full PA, we can fully understand where you feel comfortable with your purchase price. You may be approved for a larger amount than you thought, and you may or may not be comfortable with the carrying cost of that mortgage. Our role as your Buyer Specialist is to help you understand what price range is right for you.
4. DETERMINE YOUR SEARCH CRITERIA AND PUT THE MYLIE GROUP TO WORK FOR YOU!: We will be able to give you a backstage pass to our Multiple Listing System (MLS). Although there are many websites out there with search capabilities (www.Realtor.ca and even www.theMYLIEgroup.com) they are not actually MLS. With access to our MLS search, you can be IMMEDIATELY notified when a property becomes available that is within your search criteria. Other sites are often a day or two behind on new listings, AND our search system goes above and beyond your typical real estate professionals MLS search.
5. PROVIDE FEEDBACK: Once we have set you up on a MLS search, we ask that you look at the properties sent to you and actively provide feedback to us. This way we have a better understanding of what you are looking for and we can always refine our search criteria to help make the process easier and more effective.
6. LOOK AT HOMES/INVESTMENT PROPERTIES!: This is where the real work is done. Looking at homes and/or investment properties and getting serious about finding the property of your dreams is one of our favourite parts! Even if you see an open house and decide to pop in, we are here to help. We encourage our clients to always be looking for the right opportunity – always be open to different areas and maybe even something that you didn’t think you would like initially. The more you see, the more you understand what you like and don’t like.
PROPERTY SEARCH COMMITMENT

Your Personalized Buyer Specialist is continually on the hunt for your perfect home/property. Through our MLS database searches, which give you immediate notification of new listings that fit your criteria and our internal database of agents, you will be kept up-to-date on new listings as they are available, and sometimes before they even hit the market! We often use our Proactive Systems of Prospecting on your behalf by calling the surrounding neighbourhoods you are looking in, as well as knocking on doors and using our network of contacts to give us the best opportunity to find you “off-market” deals.
Preparing an Offer: Understanding conditional vs. firm, multiple offers, and being prepared as Buyers.
Negotiating the Offer and Finalizing the Deal: Positioning our Buyers for the best possible outcome.
Deposit Money: Required typically within 24h of an accepted offer.
Conditional Period (if applicable): Time for inspections, financing and other matters before having a FIRM deal.
Choosing a Lawyer: We have preferred Lawyers that we use regularly and can provide a referral if needed.
Removing Conditions (if applicable): 3 – 2 – 1 – We have a FIRM deal!
Firm Deal to Closing: Lawyers take control, we communicate regularly.
Final Walkthrough: Make sure the home is still there and all chattels and fixtures are in good working order, as agreed.
Closing the Deal: Lawyers and Lenders (if applicable) prepare documents, you sign off, funds transfer between parties and you get your KEYS!
